We offer a single, streamlined solution to clear a home quickly and respectfully. Instead of a disruptive on-site estate sale, our service includes assessment, packing, removal, donation, disposal, and resale through Miss Daisy’s Consignment & Auction House — all coordinated by one trusted team.

Our Process

  • Comprehensive assessment of personal property: We walk the home with you to understand your goals and timelines. We document contents and create an item plan.
  • Identify items to keep or ship: Personal keepsakes are set aside; we can arrange delivery to your new home or shipment to family and friends.
  • Valuation of items to sell: Remaining contents are evaluated for resale in our showroom or auction house. We determine whether items qualify for a buyout, consignment, or a mix.
  • Mover’s clearance estimate: A professional mover provides a quote to empty the property (labor, trucks, packing, donation runs, and disposal).

Buyout Formula & Markdown Policy

  • Buyout valuation (20% of ticket price): For items we purchase as part of a buyout, we value each item at 20% of its initial ticket price. Example: if we plan to price an item at $1,000, its buyout value is $200.
  • Markdowns for sell-through: Our opening ticket price is reduced by 10% every 10 days, down to a floor of 50% of the starting price. A $1,000 item may realistically sell for $500 or less depending on demand.
  • What we assume when we buy: When we buy out or pay up-front, we assume all resale risk and overhead, including pricing, research, authentication, photography and marketing, storage, pickup/delivery logistics, markdowns, and unsold losses.
  • Credit toward clearance costs: We add the buyout values together to create a total Buyout Credit, which we apply against the mover’s Clearance Cost (packing, moving, donation, and disposal).
  • Settlement: If the Buyout Credit exceeds the Clearance Cost, you receive a check for the difference. If it’s less, you simply pay the difference — and the home is cleared on a single timeline.

Client Options

  • Consignment for higher potential return: Instead of buyout, items can be consigned under our standard consignment terms. This may yield a higher return but is paid after sale.
  • Selective higher valuation: If we have a known buyer for a specific item, we may offer a higher valuation to the client for that piece.
  • Straight clearance: If contents have minimal resale value, we provide a straightforward packing/removal/donation/disposal service to ready the home for market.
